Reservation & Building Process
On behalf of everyone on the Tano Estates team congratulations on the reservation for your new home! Here’s what you can expect:
Reservation Agreement – Signed Reservation Agreement in place stipulating price of the lot and the all-inclusive construction costs. 5% of the lot price is the initial earnest money payment.
Architect and Builder – Meet with the Award Winning architect Craig Hoopes and the #1 builder in Monte Sereno Odai Construction. Our process allows for changes to the floor plan or the ability to design your own custom home (with favorable custom design pricing). If the floor plan is substantially changed, pricing will be recalculated, approved by all parties, and a purchase agreement for the lot and a construction contract to build the home will be generated and signed by all parties.
Issuance of Building Permit- Architect Craig Hoopes submits plans to Santa Fe County, and once a permit is issued, construction begins! Craig Hoopes and his staff oversee the entire building process.
Funding – Maintaining control of the building process is facilitated by closing on the lot, an initial 25% downpayment to begin construction, and monthly draws submitted by builder and distributed by the title company. Banks will have an inspector review all draws and verify work is completed. Cash buyers will have a designated representative perform the same function prior to payment of draw requests from the builder.
Certificate of Occupancy – When your home has been issued a Certificate of Occupancy, we encourage you to have the home inspected, and with the builder come up with a punch list of remaining items to be completed. Sometimes items like landscaping will be escrowed due to weather constraints, but it is our goal to deliver a completed home with all punch list items completed within 30 days of Certificate of Occupancy.
